Roof Inspections

Roof Inspections for Moisture

Moisture is the enemy of roofs everywhere. But like many things, early detection is the key to avoiding a complete disaster for your home and wallet.

That’s why Lifecycle Roofing offers roof inspections designed to identify, diagnose and document the moisture situation on your roof. After booking a roof inspection, we’ll provide you with a comprehensive Moisture Survey Report that includes your scan results, core sample photos, and thermal images. You’ll also find your roof’s remaining life projections, a detailed roof condition summary, and our personal recommendations for repair, replacement, or neither.

Roof Inspection Services

The goal of each roof inspection is to determine the amount of moisture that threatens your roof and home. We use a 3-tier moisture content classification system for all inspections:

  • Dry: <20% Moisture content. In this case, your roof is in good condition and likely will not need any further attention.
  • Damp: 20–25% Moisture content. Depending on the roof material and its overall condition and age, this level of moisture may require repair or even replacement.
  • Wet: >25% Moisture content. This level of moisture will likely require a complete roof replacement.

Our roof inspection team relies on a collection of powerful equipment to complete inspections, from moisture scanners to drones and thermal tech. As a result, here’s a summary of what you can expect during and after your roof inspection:

  • Electrical Impedance Scanning of 100% of the accessible roof area
  • Calibration using known dry zones for accurate scan baseline
  • Moisture Probe Testing using Tramex CMEX meters and stainless-steel pins
  • Core Cuts for confirmation of assembly and moisture levels
  • Moisture Mapping showing anomaly zones and probe/core locations
  • Condition Ratings for membrane, insulation, and flashing assemblies
  • Remaining Service Life Estimates based on condition and exposure

Bundled Diagnostic Enhancements

For further diagnostics and reporting, Lifecycle Roofing offers a Bundled Diagnostic Enhancements package. In addition to the list above, this service package includes:

  • Aerial Drone Imaging: High-resolution drone photos of the roof
  • Infrared Thermography: Thermal imaging for moisture detection
